Sash Window Repair & Restoration

For most London period homes, sash window repairs are more cost-effective, more sustainable, and better for the character of the building than full replacement. AMB Joinery provides specialist sash window repair and restoration services across London — from a single sticking sash to a whole-house programme of refurbishment. Our approach is repair-first: we will always tell you honestly whether your windows can be saved, and we have never yet recommended replacement where repair was genuinely viable.

If you are experiencing draughts, rattling, broken cords, rotten timber or condensation on your sash windows, a professional restoration is likely to resolve every one of those issues at considerably less cost than new windows.

Signs Your Sash Windows Need Attention

Most sash window problems have clear signs. If you are experiencing any of the following, a repair survey is worth arranging:

  • Sticking sashes — the window is difficult to open or jams mid-travel
  • Rattling — the sash moves in the frame when closed or in the wind
  • Draughts — cold air enters around the edges of the sash or through the meeting rail
  • Broken or frayed sash cords — one or both sashes drop or feel unbalanced
  • Rotting or soft timber — particularly common at the base of the lower sash and the sill
  • Peeling paint and exposed end grain — early warning signs before rot sets in
  • Condensation between panes — the sealed unit has failed (if already double glazed)
  • Cracked or broken panes — single or multiple glazing failures

Not all of these require the same remedy. A competent survey will identify exactly what is needed and, critically, what is not.

Our Sash Window Repair Services

The Restoration Process

A typical sash window restoration programme follows five stages:

Survey and diagnosis

1

We inspect every window, photograph the condition of each sash and frame, and provide a written schedule of works

Strip down

2

Sashes are removed, staff beads taken off, and access to the weight boxes opened; all hardware is catalogued

Repair and restoration

3

Timber repairs, cord replacement, draught-proofing, re-glazing as specified

Finishing

4

Priming and painting to the agreed specification; hardware refitted

Re-hang and test

5

Sashes rehung, balanced and tested; all hardware checked; a final inspection and walk-through with the client

When to Repair vs Replace

We are committed to giving honest advice. The following guide reflects what we genuinely recommend in practice:

Condition
Our recommendation
!

Sticking, rattling, draughty but structurally sound

Repair and draught-proof

!

Broken cords, sound timber

Cord replacement

!

Localised rot at base rail or sill

Timber splice repair

!

Extensive rot (>40% of timber lost)

Replacement

!

Original glass but poor thermal performance

Glazing upgrade within existing frame

!

Box casing failed or structurally compromised

Replacement

!

Conservation area, listed building

Repair strongly preferred and may be required

If you are in a conservation area or a listed building, your local planning authority may require you to repair rather than replace. AMB Joinery's restoration work is accepted by all London boroughs as compliant with historic environment guidance.

Case Study: Victorian Terrace, Islington

A client in Islington came to us with eight first- and second-floor box sash windows that had not been properly maintained for over 20 years. Three had broken cords, six had significant draughts, four had rotten sections at the base rail and all were in need of redecoration.

We carried out a full cord replacement on all eight windows, splice repairs to the four affected lower sashes, draught-proofing throughout, re-glazing of two broken panes, and a full paint preparation and primer coat ready for the client's decorator. The programme took four days on site. The windows are now quiet, draught-free and — crucially — unchanged in character. The client's energy bills reduced noticeably over the following winter.
